Lower cost communities were among the ZIPs that saw the biggest home price increases in the first half of 2019
Even with home price increases slowing considerably in the first six months of 2019, there are a few communities that are seeing double digit price gains.
Most of the biggest gains were in relatively low cost communities, but there were notable exceptions with La Jolla and others that seem to rise no matter what is going on with the market.
Figures are based on median home prices from January to June 2019 compared to the same time period in 2018. Data was limited to communities with at least 50 sales and provided by real estate tracker CoreLogic.
Here are the 10 communities with the fastest rising prices.
The border community of San Ysidro has seen the fastest price growth in the county. It went from a median of $300,000 in the first half of 2018 to $369,000 in the first half of 2019. Sales are still down in the community with 57 sales in 2019, down from 76 sales in the same time period last year.
The median of $485,000 in the first half of this year in this Oceanside ZIP code is up from $405,000 at the same time last year. There were 123 sales in the time period, down from 147 at the same time last year.
The UTC median home price was $634,000 in the first half of 2019, up from $530,000 at the same time last year. There were 228 home sales in the first six months, down slightly from 231 home sales at the same time last year.
The Bonsall median home price was $668,000 in the first half of 2019, up from $560,000 at the same time last year. There were 50 home sales in the first six months, up from 41 home sales at the same time last year.
The Encinitas median home price was $1.17 million in the first half of 2019, up from $996,500 at the same time last year. There were 325 home sales in the first six months, up from 319 home sales at the same time last year.
The La Jolla median home price was $1.36 million in the first half of 2019, up from $1.19 million at the same time last year. There were 352 home sales in the first six months, down from 444 home sales at the same time last year.
The Escondido median home price was $766,250 in the first half of 2019, up from $673,500 at the same time last year. There were 203 home sales in the first six months, up from 166 home sales at the same time last year.
The San Carlos median home price was $615,000 in the first half of 2019, up from $550,000 at the same time last year. There were 193 home sales in the first six months, down from 220 home sales at the same time last year.
The Mission Valley median home price was $430,250 in the first half of 2019, up from $387,000 at the same time last year. There were 236 home sales in the first six months, up from 225 home sales at the same time last year.
The Pacific Beach median home price was $879,000 in the first half of 2019, up from $800,000 at the same time last year. There were 251 home sales in the first six months, down from 291 home sales at the same time last year.
